I get a lot of requests of foreclosures on the barrier islands. People want to find a great home or condo on Longboat Key, Bird Key, Lido Key or Siesta Key on the cheap. That is understandable. If there was ever a time to look now is the time. However, foreclosures and short sales are not as prevalent as you think on the barrier islands. Visit Longboat Key foreclosures to see market statistics. In that post you will be find the number of short sales and foreclosures sold in 2008, 2009 and 2010 on Longboat Key. You will notice that as a percentage of the total number of sales the distressed sales are very small on Longboat Key. I work with many buyers looking for property on this gorgeous barrier island and can tell you that many buyers purchase with cash. A good portion of the transactions on Longboat Key involve no mortgage.

Longboat Key Foreclosures For Sale

Compared to rest of the market Longboat Key has a small number of distressed sales when compared to the entire market. Take Sarasota county for example. When I search for properties for sale in the Sarasota MLS I see that there are 6,890 properties for sale. Of that 6,880 properties 1,556 of them are either a short sale or bank owned. That represents about 23% of the market. Of course, that is no suprise to me. In the luxury market about 9% of the market are classified as distressed when compared to the overall Sarasota real estate market.

Foreclosure Sales

When you examine the sold properties on Longboat Key in 2010 the distressed (bank owned and short sales) sales amounted to about 14% of the market. That is higher than 2009 and 2008. The entire Sarasota county market shows 6,515 sales so far in 2010. Of those 6,515 sales 2,697 of them were distressed.  That is roughly a whopping 41% of the market.  One might assume that the Longboat Key real estate market has not dropped in percentage like the rest of the Sarasota market.

Key Take Away

It is no mystery that there are fewer foreclosures and short sales in the luxury markets like Siesta Key, Longboat Key, Lido Key and Bird Key. This reinforces the old adage that location, location, location is very important in real estate.

This home located at 636 Jungle Queen Way recently sold for $397,000. This was a short sale on Longboat Key. It has 5 bedrooms, 3 bathrooms, 2,582 square feet and located on a canal. Sounds like a pretty good deal to me. This home went under contract 8/5/2009 and finally closed 1/25/2010. It took roughly 6 months to get this short sale closed.
